The builder pays our fees and you win, because we know what concessions they will make based on prior transactions with us. Many homebuyers are not aware of the great benefit that you get when you have your own Buyer Representative while you are looking for a home. When you look for a home, a Buyer Representative works for you, but is almost always paid by the Seller of the home. We realize this sounds rather unusual because most people feel they are only represented when they are paying the Realtor the fee. Yet, in Real Estate there is this special arrangement, called Buyer Representation. That's right, we work for the Buyer and enter into an agreement where we look to the Seller for compensation, even though our fiduciary responsibility is to you, the Buyer. Buyer Representatives have the right to disclose to you, everything they know about a property. They can obtain previous sales data, data about other homes that have sold, and can recommend a sales price that is to your best interest. When you work with a Listing Agent (usually the name on the real estate sign, the Listing Agent already has a relationship with the Seller and cannot give you the same level of information as a Buyer Representative who works just for you. For example, the Listing Agent cannot recommend that you pay a low price because they have agreed to sell the property at a listed price and cannot do anything that is not in their Seller's best interest. With Builders, having a Buyer Representative is very important. The Builder representative works for their owner and does not represent you in a transaction. They don't have to tell you very much. Most builders in the Dallas Area already have a fee built into their price structure to pay a Realtor. Many times they will not reduce the price of the home by that fee amount because they count on Realtors to bring buyers to see their homes. If the fee is built into the transaction, why not have a Realtor on your side to represent just you? You see, Buyer Representation is important in Real Estate. The O'Dea-Moyers Group works with Buyers and Sellers, and will tell you up front if we already have a relationship with a Seller that prevents us from making recommendations that are in your best interest. We also work with Builders and know what discounts they will offer. We know which Builders are more flexible and we recommend negotiation ideas to you to help you get the best deal when buying a new home from a Builder. We can assure that your transaction with a Builder is a balanced negotiation. After all, how would you know if a Builder has more money on the table to negotiate if you haven't dealt with them previously. Hope all of this helps.
